HOW TO DETECT A FAULTY OR FAILING SOAK AWAY
It is uncommon to have tenants moving out of an apartment due to sewage problems.
Sometimes, it is due to stench oozing into the house, sometimes it is caused by toilets back-filling with human waste from the soak away. None of these is pleasant way to live in a house, so it is critical to consider ahead, of the quality and location of the soak away in a rental property. So how do you detect a soak away that will pose a problem sooner or later ?
An inspection during rainy season will reveal an overflowing septic tank quicker than in dry season. Water logged or sand filled areas with turgid water usually have this problem if the gradient is not gotten right. The property will have septic problem if you notice effluent surfacing around soak away; you perceive strong stench coming from the septic tank to drains. If you hear gurgling sounds after toilet flush or see overflows into shower or bath when the sink is discharged. Check to see gaps around the soak away. The chambers should normally, but if you see standing effluent in them, it could be a sign of faulty soak away. You should also be interested in knowing when it was last evacuated and how long it takes to fill up.
